Emergencies

After-hours and emergency repairs

Our phone line is answered 24 hours a day. Call for anything that threatens safety or will cause serious damage if it waits until morning.

If there is a fire, a gas smell, or anyone is in danger, call 911 first. For a gas leak, also call PG&E at 1-800-743-5000.

Call the emergency line for

  • Flooding, a burst pipe, or water you cannot shut off
  • No heat in cold weather, or no hot water
  • Sewer backup or a toilet that won't work in a one-bathroom unit
  • No electricity in the unit (after checking your breaker)
  • A door or window that won't lock, or a lock-out
  • Roof leak or storm damage getting worse

Dripping faucets, appliance issues, a single outlet, or cosmetic repairs are not emergencies. Submit them online and we'll schedule them.

Rent

Paying rent

Rent is due on the date stated in your rental agreement. Your agreement also lists the accepted payment methods for your unit. If you have a question about your balance, a late fee, or how to pay, call the office during business hours or send us a message.

Keep your receipts. Write your address and unit number on every check or money order, and keep your copy until it appears on your ledger.
Rentals

Apply for a rental

Each person over 18 completes a rental application and pays a $25 application processing fee. Applications are reviewed in the order received.

Requirements

  • Gross income of three times (3×) the monthly rent
  • Positive credit
  • No bankruptcy within the past two years
  • Positive rental history
  • No unlawful detainer action filed against the applicant
  • Falsification on any application is cause for denial

How to apply

  1. Call the office at (510) 537-4314 for current vacancies and to arrange a viewing.
  2. Download and complete the rental application: application and requirements.
  3. Email the completed form to [email protected] or bring it to the office, with the $25 processing fee per adult applicant.
  4. We verify income, credit and rental history and contact you with a decision.
Moving

Moving in and moving out

Moving in

  • Complete the move-in condition checklist with our team and keep a copy; it protects your deposit at move-out.
  • Set up PG&E (gas and electric) and any other utilities listed in your rental agreement in your name before your move-in date.
  • Renters insurance is strongly recommended; check your agreement for any requirement.
  • Report anything not working within the first week through the maintenance request form.

Moving out

  • Give written notice as required by your rental agreement and California law (typically 30 days). You can submit your notice online.
  • You may request an initial inspection before you move out so you have the chance to fix items that could be deducted from your deposit.
  • Return all keys, remotes and parking passes to the office on your move-out date.
  • Under California law, your itemized deposit statement and any refund are sent within 21 days after you move out. Leave a forwarding address with the office.

How do I report a repair?
Use the online maintenance request form. Describe the problem, tell us when we may enter, and attach photos if you have them. You'll get a confirmation email, and the team reviews requests on the next business day. For emergencies, call the office line any time.
Will someone enter my unit while I'm out?
Only with your permission or with proper written notice, except in an emergency. The request form asks how you'd like entry handled: any time during business hours, call first, or only while you're present.
I'm locked out. What do I do?
Call (510) 537-4314. After-hours lock-outs are handled through the emergency line; a service charge may apply as described in your rental agreement.
Can I have a pet?
Pet policies are set per property and stated in your rental agreement. If yours doesn't allow pets and you'd like to ask, send us a message and we'll check with the owner.
How much notice do I need to give to move out?
Check your rental agreement; for most month-to-month tenancies California requires at least 30 days' written notice. Submit your notice online or in writing to the office so we can confirm the date.
When will I get my security deposit back?
California law requires an itemized statement and any refund within 21 days after you move out. Leave a forwarding address, return all keys, and request a pre-move-out inspection if you'd like a chance to address items first.
How do I update my phone number or add a roommate?
Use the general request form and choose "Lease or payment question." Any new adult occupant must apply and be approved before moving in.
