What do you charge?
Rates depend on the property type and unit count, so we quote them after a short conversation about your property, and we put every fee on a single page before you sign. There is no setup fee, and under the Rent-First Guarantee your management fee doesn't begin until your first month's rent is collected.
How do you decide what my property should rent for?
We run a lease survey of comparable rentals in your immediate area and review the recommendation with you before anything is listed.
How are tenants screened?
Every adult applicant completes a written application and pays a processing fee. We verify gross income of at least three times the monthly rent, run a credit check on each applicant, confirm positive rental history, and check for prior unlawful detainer actions and recent bankruptcy. All applications are handled under the California Apartment Association's Code for Equal Opportunity.
What does the 2025 Alameda County Just Cause ordinance mean for me?
If your property is in Castro Valley or another unincorporated part of the county, evictions must fit one of the allowed "just causes," notices must be filed with the County's Community Development Agency, and no-fault evictions carry relocation assistance and, in some cases, longer notice periods. We handle the notices, filings and timelines as part of management, and we review your existing lease when you come on board.
I already have tenants. Can you take over?
Yes. Our switch service covers the handoff: we notify your tenants, transfer deposits and records, collect keys, and set up rent collection. Existing leases stay in force; we bring the paperwork current at renewal.
Where do you advertise vacancies?
Residential units are listed on Zillow and Craigslist, with signage where it helps. Commercial and industrial space goes on LoopNet and CoStar. Our office handles all inquiries and showings.
Who handles a 2 a.m. plumbing call?
We do. Our 24-hour line is answered by our team, and our maintenance crew and trusted vendors handle the repair. You hear about it on your statement, not from your tenant.
Do you only work in Castro Valley?
Castro Valley is home, and most of the properties we manage are here or nearby: San Lorenzo, Ashland, Cherryland, Fairview, Hayward and San Leandro. Call us about anything in the East Bay.
